Communities to Know: South Carolina

Each month we report on intentional communities for adults with IDD around the U.S. This month, we are highlighting projects operating or planned in South Carolina.

  • Mary Sunshine House (Central). A new residential community in Pickens County next to the campus of Southern Wesleyan University that opened its doors to residents in July 2023. It consists of five newly renovated duplexes with 10 units for adults with IDD, with plans to grow to accommodate 45 people. Each unit has two bedrooms with one bathroom. Residents participate in programming related to job skills, maintaining a healthy lifestyle, emotional wellness and community involvement. Staff is on-site 24/7 to assist residents. Residents have access to some of the amenities on Southern Wesleyan University’s campus including the dining hall, coffee shops, chapel, gym, sports fields and golf driving range. The setting includes a community center where residents can socialize, play games, get help, and have access to wireless internet. It was established in 2017 by founder Lori Pendergraph who wanted to create a place for her autistic child to thrive and be a part of a community.

  • Oak Tree Farm (Conway). A project of SOS Cares, Oak Tree is an equal housing opportunity low-income housing development on 10 acres in Conway, SC that is designed to assist mostly-independent individuals with autism and intellectual disabilities.  The phase of construction completed in Fall 2023 consists of three apartment buildings, the current 5-bedroom transitional housing duplex, and the Chapin Health and Wellness Center, all of which will house 77 people in one, two, and three-bedroom apartments.

  • Osprey Village (Hardeeville). Formed in 2008, the founders aimed to create safe neighborhoods for individuals with intellectual and developmental disabilities (IDD). The 25 acre neighborhood will include 160 units in a variety of housing options to suit different needs of 172 residents. Phase 1 will offer one-bedroom and spacious two-bedroom villas, while phase 2 will offer charming condos and comfortable apartments. All homes feature authentic Southern architectural design. Residents will enjoy personalized services including life skills training, job assistance, recreation, and social activities.
